Villa Guadalupe preserves and modernizes an existing 53-unit senior development in the South Chicago neighborhood, led by our development partner Claretian Associates. The project consists of a comprehensive rehabilitation of the 53 studio, 1-bedroom, and 2-bedroom apartments, as well as shared amenity spaces. The project extends the life of this critical affordable housing resource by upgrading unit interiors with new finishes, fixtures, and appliances; renovating corridors and ground-floor resident amenity areas; and improving accessibility by adding a new interior elevator. Exterior improvements include masonry repair, new windows and doors, over-cladding with a modern rainscreen facade system, and a full roof replacement. Selective structural, mechanical, electrical, and plumbing upgrades further enhance building performance, safety, and long-term durability while improving residents’ quality of life.
