South Park Plaza
South Park Plaza is a completed moderate rehabilitation of an affordable housing community comprising 134 units across two mid-rise multifamily buildings and four townhome-style low-rise buildings, all owned and operated by SPP. The project was financed using 4% IHDA Low-Income Housing Tax Credits and included approximately $12.13 million in construction costs, or roughly $90,550 per unit. The rehabilitation extended the life and performance of the buildings through comprehensive exterior and interior upgrades, including tuckpointing, new windows and doors, TPO roofing, and fully renovated residential units with updated kitchens, baths, finishes, and fixtures. Building system and life-safety improvements were completed as required, alongside site, landscape, and courtyard enhancements that improved circulation, reactivated outdoor spaces, and strengthened shared amenities. The project was informed by property needs assessments and detailed on-site evaluations, resulting in a durable, accessible, and code-compliant housing environment that supports long-term affordability and resident well-being.
